what should I know before selling my Minnesota home in fall

Should You Sell Your Minnesota Home This Fall or Wait Until Spring?

October 01, 2026•4 min read

If summer ended before you got your home on the market, you may be wondering if you missed your chance to sell.

You didn’t.

And before you decide you need to wait until spring, it’s worth looking at what is happening in your local market and what makes sense for your particular situation.

Spring and summer may get most of the attention in real estate, but homes sell throughout the year.

Fall can still be a good time to make a move.

Buyers Are Still Looking in the Fall

One of the biggest assumptions homeowners make is that buyers disappear once summer is over.

They don’t.

In fact, Cambridge home sales in August were up more than 30% compared with last year. [VERIFY: exact August Cambridge home sales percentage and comparison period before publishing]

That matters because it shows there is still activity in our local market.

And fall buyers can be motivated for reasons that have nothing to do with the season.

Someone may be relocating for work.

Their lease may be ending.

Their family situation may have changed.

They may have already sold another property.

Or they may want to be moved and settled before winter arrives.

These buyers are often working with a timeline of their own.

There Can Be Advantages to Selling in the Fall

If your home has a great yard, acreage, a deck, landscaping, mature trees, or other outdoor features, October can still give us an opportunity to show those things before Minnesota snow changes the view.

That can be especially important for homes where the property itself is part of what makes the home special.

A buyer can see the yard.

They can walk the property.

They can get a feel for the outdoor space.

They can picture how they would use it.

Once everything is covered in snow, some of those features can be harder to appreciate.

Fall also gives your home a different feel.

The cooler weather can make a home feel warm and inviting. Natural fall colors can make exterior photos beautiful, and buyers can start imagining what it would feel like to spend the holidays or winter in the home.

Should You Sell Now or Wait Until Spring?

This is where I would be careful about following general advice.

There is no automatic answer.

Waiting until spring might make sense for one homeowner.

Selling this fall might make far more sense for another.

It depends on your home, your financial situation, where you are going next, how much preparation your home needs, and what you are trying to accomplish.

That is why I would rather look at the numbers before telling someone to wait several months.

We can look at what similar homes are selling for now.

We can talk about your likely selling price.

We can look at how much equity you may have.

And we can talk about what you want your next move to look like.

Once you have that information, deciding whether to sell this fall or wait until spring becomes much easier.

Waiting Has a Cost Too

Homeowners sometimes think of waiting as the safer option because nothing has to happen yet.

But waiting is still a decision.

Maybe your family needs more room now.

Maybe you are carrying a home that no longer fits your needs.

Maybe you are planning a relocation.

Maybe you have another reason you would rather make the move sooner.

If you automatically wait until spring without looking at your options, you could spend several more months putting off a move that may already make sense.

That does not mean you should rush to put your home on the market.

It means you should get the information first.

Start With a Conversation

If you are thinking about selling your home in Cambridge or the surrounding Minnesota area, you do not have to decide today whether you are listing this fall or waiting until spring.

We can start by looking at your home.

Then we can talk about what it may be worth, what buyers are doing in your price range, and what your next move would involve.

From there, you can make a decision based on your situation instead of the season on the calendar.
